How you can use property to create wealth

For instance, Bill and Mary are earning $50,000 a year and they want to replace their income. I am going to suggest that just by buying two investment properties, they could achieve this. Let us look at how they can buy two investment properties for them to retire. $50,000 a year is approximately $35,000 per year after tax. So would you be committed to buying 2 properties in the next decade if you could retire from them?

In year 1 of the plan, we are going to buy one property. The properties I tend to buy are often around $300,000, which we will use for this strategy. (Always make your plans conservative as it could take 10 years or longer.) I generally buy properties in capital cities because these properties will continue to grow.

Bill and Mary need $35,000 a year net to replace their current incomes. They are probably thinking if they buy the property, they have to work harder. If they buy and sell to make a profit, they generally have to pay capital gains tax. In this strategy, we are going to buy a good property and keep it ideally forever. It is worth $600,000. They need $35,000 net cash to replace their income. Where can they get that from?

What about a line of credit?

A line of credit allows us to draw equity/cash out of property by setting up a bank account from which to draw this down. They can draw out $35,000 in the first year, then do the same in year two and three.

In years 4, 5 and 6 they could take say $35,000 our of the second property. It is just sitting there so why not use it? If they do not use it, when they die, someone else gets it, so they might as well use the money they have made.

Six years after the first property is worth more than $600,000, being in a capital city, it may be worth $900,000 plus. That gives them another $300,000 sitting there available to use. They have not finished using the first $300,000 and now they have another $300,000 and the property keeps going up in value whether they like it or not. This means they have more than they need for retirement.

There are many big stock photography sites online. A quick search on Google returns popular names like corbis, fotosearch, comstock. The businesses prosper by selling photos at different sizes, as the client specifies.

The prices for these sizes vary to suit everyones needs: for small images the price is low, but these can mainly be used only on websites and other mediums that don't require great resolution. The expensive large sizes are suited for printing, displays, posters etc. We'll talk more about this price - size dependence. Here's a plot depicting the price vs size dependence.

The blue line represents a plot of the price of an image found on stock photography sites (average price for the mentioned sites) versus the image size (in megabytes). The red line represents the best linear fit. This gives a trend for estimating larger size prices. The megapixels of the photo can be calculated by dividing the size in megabytes by 3.

The resolution of the photos can be derived from their size (in MB) like this:

Using the linear estimator from the figure we can calculate the price for a 150% and 200% times larger image. These factors are considered in the zoom column from the table below. The size in megabytes has a quadratic dependence on the zoom factor. Let's take the 200% zoom (from 8 to 16, respectively from 60MB to 240MB) for example. This means that the new size will be 200% the width * 200% the height of the photo. This gives a 4 times larger photo (60*4 = 240 MB).

We get that by doubling the size of the image we triple the price. It amounts to a 1284-476 = 808$ difference in price. The sites don't offer these large sizes. It's not that they are not needed, they actually are. But there are no such powerful sensors (cameras or scanners). It would require a 240/3 = 80 megapixel sensor. Professional cameras go as far as 20 megapixels. That doesn't mean there are no higher resolution images. Several photos can be combined in panoramas and such.

So let's just suppose that the linear trend holds. If upscaling photos and maintaining just 66% of the original quality this means doubling the price of the image (3 * 0.66) and a 400$ difference. So, doubling the size of a good quality image, of about 20 megapixels costs about 400$.

Washington Money

When the topic of Washington Money comes up, especially these days, it’s likely to be one of those wry discussions of campaign financing, the latest Congressional scandal, or the eye-rolling monologue of a cable news anchor.

Well, not this time. Sorry.

While the subjects mentioned above are fascinating in the extreme, you have to know, right up front, that I am a life long coin collector – on a good day, a “numismatist.”

So for me, Washington Money means coins or bills that are in some way related to the penultimate American Founding Father, George Washington.

Most people, when they think of money and George Washington, think of the dollar bill or the quarter.

The portrait which first appeared on the quarter in 1932 was designed by John Flanagan, inspired by the well known bust of Washington by Jean Antoine Houdon. The Washington Quarter’s introduction coincided with the two hundredth anniversary of the first president’s birth.

And let’s be clear… that coin was made of solid silver, .900 fine, with no little coppery stripe around the edge like on the quarter coins of today.

What about Washington on the dollar bill? Hasn’t he always been there?

No, but the Washington image we know so well has existed since it was first created by the American artist, Gilbert Stuart in 1796, three years before Washington’s death. Known as the Athenaeum Portrait, it was recently displayed at the National Gallery of Art in, where else, Washington, DC.

Washington first appeared on the dollar bill in 1869, and his wife, Martha Washington appeared on the one dollar silver certificate of 1886.

George Washington’s earliest appearance on a coin-like object was on 18th century copper tokens struck after the successful conclusion of the American Revolution.

One of the earliest, dated 1783, bears a Washington portrait encircled by the words “Georgius Triumpho” (George Triumphant). The portrait on this piece, struck by an English private mint, looks suspiciously like that of King George III. To be fair (and balanced) the reverse shows an image of Lady Liberty, protected by a screen supported by… the fleur-des-lis of France. (Was this an overture for a lucrative coining contract with the now independent USA?)

How to Make Money in Sideways Market?

The key point for swing trading is finding a market that is trapped in a sideways trading range (also called a congestion area), or in an up-trending or down-trending channel on the chart (remember, channel!). When observing from the chart, the trader must be able to distinguish some clear support and resistance levels that are boundaries of the congestion area or channel. When a market price comes close to the support or resistance area boundary, the trader will establish a position: long if prices are moving lower and close to the support boundary, and short if prices are moving higher and toward the resistance boundary. It sounds simple, but remember, trading contains a lot of surprises. The price might break out the support or resistance boundary anytime, therefore skills to response quick, or good money management strategies are always critical characteristics of a seasoned trader.

Swing trading techniques can be used in any chart time frame -- daily, weekly, monthly and intra-day charts. Nevertheless, the most popular timeframe for swing trading is the daily bar chart.

Note that the strength of the support and resistance at the boundaries is usually determined by the number of times the market has pivoted at the boundaries. The rule is that the more times a market has reached a support or resistance boundary, and then reversed course, the more powerful is that boundary. It can also be said that the longer continues a channel, the more reliable is that channel. Thus, a trader wants to find a well-established channel or trading range for which to attempt to swing trade.

An exception to this is a market that has been in a trading range, but is bound by one or two powerful spike moves, which also indicate a strong support or resistance boundary. That means some congestion areas that may offer a good swing-trade opportunity do not require several pivot points. In fact, those one or two spike levels would be determined to be a potentially good pivot area for a market.

The swing trader should still use tight protective stops. As I mentioned, a breakout can occur anytime, might due to bad political news etc…Good money management strategies will keep traders out of problems. A good area to place a protective stop is just outside of a support or resistance boundary that makes up the trading channel or congestion area. For instance, if a market in a trading channel is nearing the upper boundary of that channel, the swing trader would establish a short position and would want to place his protective buy stop just above the resistance level that serves as the upper boundary of the trading channel. In contrast, if a market is nearing the lower boundary, the swing trader would establish a long position and place his protective sell stop just above the support level.
